Rental Application, Rules, and Policies

A rental application (see below) must be completed in full by prospective tenants. The application must be dropped off by the prospective tenant at our office located at 3590 Georgia Road, Franklin, NC 28734.

Upon approval of the application by the owner, tenants must review and sign the lease agreement (see below) as well as provide a security deposit equaling the first month’s rent. Linens are provided for rentals in Grand Horizon, Carolina Village, Little Bear, and Big Bear; for all other properties, it is the tenant’s responsibility to provide their own linens.

At the end of the lease period, the owner has 30 days to inspect the property. The property must be left in the same condition as it was at the beginning of the lease period, and must be left clean and with no damage. Fees for damage and/or extra cleaning will be deducted from the security deposit. If the property is found to be in good condition, the security deposit will be mailed to the forwarding address on file. It is the tenant’s responsibility to provide this address to management prior to the ending of the lease period.
