Take a minute to read through our policies and rules before you pay to access the application.

  • Upon approval of the application by the owner, tenants must register for a TenantCloud account, review and sign a lease agreement, as well as provide a security deposit.
  • At the end of the lease period when the tenant has vacated the property, the owner has 30 days to inspect the property. The property must be left in the same condition as it was at the beginning of the lease period, and must be left clean and with no damage.
  • Fees for damage, repairs, and/or extra cleaning will be deducted from the security deposit. This includes but is not limited to:  structural damage, damage to furnishings, smoke damage, failure to clean the property (including appliances and any linens provided) properly upon departure, and tampering with wireless network settings or equipment without permission from the owner.
  • If the property is found to be in good condition, the security deposit will be mailed to the forwarding address on file. It is the tenant’s responsibility to provide this address to management prior to the ending of the lease period.
    1. All trash must be bagged and taken away from the premises.  If trash cans are used outside the lids must always be locked tight.  There are several recycling centers in town where you can take your trash.  We don’t want to attract unwanted rodents and insects.
    1. Please be mindful of the neighbors down the road and keep your speed down.
    2. NO SMOKING inside cabins or apartments.
    3. All pets must be approved by the owner of Big Bear Cabin Rentals. A non-refundable pet fee does apply. If there are signs of any unapproved pets it may result in forfeiture of a portion or all of the initial deposit amount.
    4. There is a no tolerance policy on excess noise.  Any founded complaints will result in termination of your lease.  Quiet hours are from 9 PM to 7 AM.
    5. Any additional people staying with you must be approved in writing by Big Bear Cabin Rentals.  There is no subletting allowed.
    6. You have been provided a cleaning checklist to be completed prior to your departure. Additional copies can be emailed to you upon request. The cleaning checklist includes a form for updating your mailing information; please provide any updated forwarding address information to ensure timely delivery of any refunded deposits.
    7. Rent payments are due on the 1st of every month. Rent payments received after the grace period (the 5th day of every month) will be subject to a 5% late fee.
    8. You are required to sign up for a TenantCloud account within 30 days of signing your lease. Instructions will be provided. ALL MAINTENANCE REQUESTS must go through the TenantCloud system; this ensures a speedy resolution to any issues and allows both parties to keep track of requests.
    9. DO NOT ALTER ANY CABLE, SATELLITE, OR INTERNET SERVICES, SOFTWARE, OR EQUIPMENT. If you do, there is a $50/hour charge to return any of these items to their original working order. Each property is set up on a networked internet system with components sometimes shared by multiple properties – you are not allowed to alter this system in any way. If your internet download and upload speeds aren’t sufficient for your needs using our free system, you may purchase and install your own internet cable or DSL package. Slow internet speeds are common in this area and the speed often drops after 5 PM due to heavier traffic.
    10. Linens are NOT provided in our properties – it is YOUR responsibility to provide those. If we find that you are not using proper bedding (at a minimum a fitted sheet, a flat sheet, and pillowcases), there will be a $100 fee invoiced to your account to cover damage to our mattresses.

ONLINE RENTAL APPLICATION

The online rental application must be completed in full by prospective tenants.
Here are a few things to keep in mind BEFORE you apply:

  1. The application fee is $10.00, non-refundable, and it is not a guarantee your application will be approved.
  2. The application must be completed truthfully and in its entirety.
  3. A completed rental application is NOT a guarantee of acceptance as a tenant.
  4. We require a minimum of 3 business days and up to several weeks (depending on the speed of the verification process) to review applications thoroughly before a decision can be made. To expedite the review process, please complete the application thoroughly and in its entirety, and provide requested documentation in a timely manner. The more thorough the application, the faster the review.

When completing the application:

  1. EACH APPLICANT OVER THE AGE OF 18 MUST COMPLETE AN APPLICATION. This means each roommate, partner, spouse, significant other, or any other adult who, if approved, will reside at the rental property, must complete their own individual application.
  2. Your last 3 pay stubs (or bank statements or retirement income proving financial ability) must be uploaded with the application.
